    Trailside Condominiums 47C
Simply put this gut renovation was by far the most extensive renovation ever completed at any condominium at Okemo. Like almost all of the condominium projects built on Okemo, Trailside has its share of fundamental problems. Mold, insulation, water infiltration and heating lead the list. The maintenance of the units, especially their exteriors were not in good hands for many years. Fortunately the association has finally changed horses and brought on a top-flight management team. Our client and cherished friend is in the real estate development business and was uniquely qualified to be able to see past the wind whipping thru the unit and the tell-tale odor of mold on the lower level. We were tasked with gutting the unit right to the studs, performing the necessary mold remediation and starting over from there. The original design of most Trailside units included a small galley kitchen with a wall that closes down the space. Working with our structural engineer we were able to add structural elements that enabled us to remove the wall and really open up the space. The expanded gourmet kitchen now features a 42” counter depth refrigerator, double ovens, 6 burner cook top and two dishwashers with a breakfast bar that can seat four comfortably. We replaced the tiny firebox with a new wood burning unit and added a two-story stone wall that also housed a built-in cabinet for the stereo system and a flat screen TV. This family did not need a bath tub downstairs, so did away with that and added a custom 5’ shower with bench. Radiant heat was added on the first and top floors, and in order to accommodate all of these modifications, we upgraded the electrical service to 200amp. The master bathroom also desperately needed to be updated. Once again, that oversized jetted tub was an icon that was never going to be used. In it place is now a top-of-the-line infinity soaking tub with chromatherapy is set into onyx and a 6’ custom shower with the most magnificent tile work we have ever had the privilege to execute. Working with solid bronze tiles, tumbled marble mosaics, honed marble and travertine, our craftsman custom cut over 180 individual tile patterns – that is amazing! Did we mention that this was all done within 5 months?
